Can you hold a property for me before I apply?
Properties are generally rented on a first-come, first-served basis once a completed application and required fees are received. To improve your chances of securing a home, we recommend applying as soon as possible. -
Do I need to pay first month’s rent, last month’s rent, and a security deposit?
Move-in costs vary by property. In most cases, tenants are required to pay the first month’s rent and a security deposit prior to move-in. Some properties may also require last month’s rent. Details will be outlined during the application process. -
How old do I need to be to apply?
All applicants must be of legal age to enter into a lease agreement, which is typically 18 years or older. -
Is the security deposit refundable?
Yes. Security deposits are generally refundable as long as the property is returned in good condition, normal wear and tear is accounted for, and all lease terms are fulfilled. Deductions may apply for unpaid rent, damages, or cleaning beyond normal use. -
When is a cosigner required?
A cosigner may be required if an applicant does not fully meet income, credit, or rental history requirements. Cosigners must qualify financially and sign a guarantor agreement. -
I’m interested in a property—how do I apply?
Applications are submitted online. A completed application, application fee, and required documentation (such as proof of income and identification) must be provided for consideration.

How do I pay rent?
Rent is typically paid online through the secure tenant portal. Depending on the property, other payment options such as automatic bank transfers or checks may also be available. -
I want to get a pet. What do I do?
Before bringing a pet into the home, review your lease agreement and contact management for approval. Some properties allow pets with an additional deposit or monthly pet rent, while others have restrictions. -
I want to move out, but my roommate wants to stay. What do I do?
Most lease agreements hold all tenants jointly responsible for the lease. If one tenant wishes to remain, they may need to qualify independently or propose a replacement tenant, subject to management approval. -
My lease is ending and I plan to move out. What are the next steps?
Leases typically require written notice prior to move-out. Please review your lease for the required notice period and submit your intent to vacate in writing by the specified deadline. -
Who is responsible for repairs and maintenance?
Tailwind Property Management coordinates routine maintenance and repairs. Tenants may be responsible for damage caused by negligence or misuse. All maintenance requests should be submitted promptly through the tenant portal.
